Market Value is the amount a prudent buyer would pay for the dwelling, excluding the land value. Our policies, as well as other carriers' policies, do not provide coverage for land.
The coverage amount written for policies providing Actual Cash Value (ACV) Coverage must reflect the current market value. Actual Cash Value = (Replacement Cost - Depreciation).
Risks written in the DP1 Program must be insured to 100% market value, excluding the land value.
Our standard of insuring to market value minimizes the moral hazard for loss, provides appropriate indemnification in the event of a total loss of the dwelling and charges adequate premium in the event of partial losses to the property.
The coverage amount written for policies providing Replacement Cost Coverage should reflect the amount necessary to replace the dwelling, excluding the land value, in the event of a total loss. Our policies, as well as other carriers' policies, do not provide coverage for land.
Risks written in programs providing replacement cost coverage must be insured to 100% replacement cost, excluding the land value.
The practice of using the Marshall Swift / Boeckh Replacement Cost Estimator uses a step-by step process of determining the replacement cost of a dwelling to aid in identifying the replacement cost of a dwelling and is a tool used by most insurance companies.

A) The Agency Info page opens if you must select a particular agency code, company, or sub-producer code combination.
B) The Location Definition page opens if you do not need to select agency info but you are required to select a specific location within a split rating territory.
C) The Available Programs page opens if you do not need to select agency info or a location definition and there are more than one insurance programs from which to choose.
D) If none of the above conditions exist, the Coverages page opens.
